Playa Hermosa is our favorite beach in Costa Rica. Most homes there are in gated communities with proper driveways and newer construction. Ocean-view villas and condos near the beach were listed from the mid-$400,000s in October 2026.
Most buyers who look at Playa Hermosa real estate also look at Playa Ocotal and Playas del Coco. All three are on the Gulf of Papagayo, a short drive apart. They suit very different owners, though.

Playa Hermosa: Newer Builds and the Best Beach
Playa Hermosa is about ten minutes north of Coco, on the way to the airport. We think it is the best beach in the country, and we have seen a lot of them. The water is calm. The sand is soft. The view across the Gulf of Papagayo is wide open, and Playa Panamá and Playa Penca are a short drive north. It is busy enough that you can rent a jet ski or a paddleboard right on the sand, but it never feels crowded.

The housing here is more developed than in the other two towns. Most properties have proper paved driveways, and much of the stock went up during or after Guanacaste’s recent building boom. A large share sits inside gated communities with security and shared pools.
Hermosa Heights is a good example. It has a commercial plaza at its entrance with a movie theater, a spa and a dentist. A listing there quoted HOA fees of about $234 a month. Villas Sol, another gated community, has beach access inside its gates.
The area is also changing fast. New grocery and dining options have opened along the main road. Luxury resorts are going up on the coast just north, including the Waldorf Astoria above Playa Penca. Most residents still drive to Coco or Liberia for a bank or a big shop, but that gap is shrinking.
Homes deeper inside the gated communities start below the ocean-view villas quoted above. Beachfront homes reach into the millions. For rentals, the pool villas with ocean views do well. Across this stretch of coast, we have seen them rent for more than $4,000 a month even in low season.
Hermosa has its catches, though. Many of the homes with the best views sit high on the hills behind the beach. A house can look perfect in the listing photos and still need a climb in low gear to reach it. Every quick run to the store means that climb. Drive the road to the house yourself before you get attached to it.
The gated communities bring their own checks. Look at the HOA fees, what they cover and how they have changed over the years. Ask about water, which we cover below. Find out who sits on the owners’ board and whether any of them have a conflict of interest, such as a developer or a property manager who also votes on contracts. The listing will not tell you any of this. Other owners will, so knock on a few doors and ask.
If you want a gated home near the best beach on this coast and you will always have a car, Hermosa is where we would start. If you want to walk everywhere, look at Coco instead.
Playa Ocotal: Close to Coco, but Quiet
Ocotal is a small bay just south of Coco. On a map it looks like a quick hop from town. We expected it to feel like part of Coco. It does not. The road in is long and winding. There are people walking along it, so you take it slowly.
That slow road is also the appeal. Ocotal is minutes from Coco, but it is much quieter. There is a hotel, a dive shop and a few restaurants, and not much else. The beach is dark sand with calm, clear water, and you can snorkel straight from shore at the south end. Our guide to beaches near Playas del Coco covers it in more detail.

Most homes and condos sit on steep slopes above the water, and the views are the main reason to buy here. The housing is also older. Many homes on the way into Ocotal are decades old. They were built before the big expansion in Guanacaste, and some have retaining walls that would not pass a careful inspection today. On a hillside lot, that wall is holding up the house. Have an engineer look at it before you make an offer.
Check how a home feels to reach on foot and in heavy rain as well. Some older condos have no elevator. New two-bedroom condos above the bay were listed from about $315,000 in October 2026. Ocean-view villas run well above that.
Playas del Coco: The Full-Service Town
Hermosa is a few minutes closer to the airport, but Coco is the nearest beach town with full services. It has enough of everything that you rarely need to leave town. There are supermarkets, banks, pharmacies, clinics, a hardware store and dozens of restaurants. People in Ocotal and Hermosa drive in for most of their errands.

Coco is the town most visitors have heard of, and it has the area’s nightlife. That helps rentals, because visitors book it for the walkable town as well as the beach. A marina is also planned for the bay.
The nightlife has a cost if you live here. The blocks near the beach have bars and live music, and weekends get busy. Many full-time residents live a few minutes back from the center.
If we were living in Coco, we would pick Las Palmas or the streets around it. Condo fees there tend to be lower. Security guards patrol the shared areas. You can still walk to the beach, and the area has a large Canadian community. You will feel much less isolated than in the gated hill neighborhoods such as Pacifico, Coco Bay Estates or Altos del Cacique. Those make sense if privacy and exclusivity are what you want.
Coco has the widest price range and the lowest entry point. Our May 2026 market update put one-bedroom condos at roughly $120,000 to $180,000. Three-bedroom villas with pools ran from about $280,000 to $550,000 and up.
Water: Check It Before You Fall for a View
Water supply is the most important local detail on this coast, and it never shows up on a listing. Some homes are on the national water utility (AyA). Others rely on a community water association (ASADA) or a private well. Service can differ from one street to the next.
Find out which one serves the property, and ask whether there are any open issues or disputes. A dispute with AyA or an ASADA can take years to resolve. That is much harder for a single homeowner than for a condo building. A condo has an owners’ association and an administrator to deal with the water provider. A single owner handles it alone.
The Guanacaste paper La Voz de Guanacaste reported in 2017 that an AyA project to bring water from Sardinal to Coco and Ocotal had been stalled for years by delays and court challenges. The same reporting described saltwater getting into wells near Playa Hermosa and Playa Panamá. We could not find recent public reporting on where either issue stands today, which is one more reason to ask about the specific property.

Which Town Fits Which Buyer
If you want newer construction, a gated community and the best beach, start in Hermosa. It is also the easiest commute to the airport.
If you want quiet and a view, and you do not mind the drive, look at Ocotal. Budget for an inspection of the older homes and their retaining walls.
If you want to walk to dinner, live here without a car or buy mainly to rent, start in Coco. A condo a few blocks back from the beach is the cheapest way into this coast.
