Privacy Policy
The short version. This site sets no cookies of its own. It runs no analytics, no advertising, and no tracking pixels. The only personal information it collects is what you type into the contact form.
Who runs this site
El Coco Properties is published by Josh, a private property owner in Playas del Coco, Guanacaste, Costa Rica. You can reach us at info@elcoco-properties.com.
Cookies and analytics
This site does not set any cookies. It does not use Google Analytics or any other analytics tool. We look at aggregate search traffic in Google Search Console, which reports on search results rather than on visitors, and it does not place anything in your browser.
Because nothing is stored on your device by us, there is no consent banner and nothing for you to opt out of.
The contact form
If you use the contact form, we receive your name, your email address, your message, and the IP address the message was sent from. That goes to our email inbox. We use it to reply to you and for nothing else.
To keep out spam, the IP address is checked against StopForumSpam, a public blocklist service. That check sends your IP address to StopForumSpam and nothing else. We do not sell, rent, or share your details with anyone else.
Contact emails stay in our mailbox so we have a record of the conversation. Email us and we will delete yours.
Server logs
Our host, DreamHost, keeps standard web server logs. These record the IP address, the time, the page requested, the browser type, and the referring page. This is normal for any website and the logs are managed by DreamHost, not by us.
Things loaded from other companies
A few parts of this site load from third parties. When they do, your IP address and browser details are visible to those companies. Their own privacy policies apply.
- Google Fonts. Page fonts load from Google servers on every page.
- YouTube. Video tours are embedded through youtube-nocookie.com. That is YouTube's privacy-enhanced mode. No cookie is set until you press play. Once you play a video, Google may set cookies.
- Google Maps. One property page embeds a map. Google may set cookies when that map loads.
If you would rather avoid these, a content blocker will stop them loading. The rest of the page still works.
Your rights
You can ask us what personal information we hold about you, ask for a copy, ask us to correct it, or ask us to delete it. Email info@elcoco-properties.com and we will handle it. There is no charge and you do not need to give a reason.
Children
This site is not aimed at children and we do not knowingly collect information from anyone under 16.
Changes to this policy
If this policy changes we will update the date at the top of the page. Material changes will be described here rather than made quietly.

El Coco Properties is not a brokerage. It is an information site published by a private property owner. We are not licensed real estate agents and we do not provide brokerage services, legal advice, tax advice, or investment advice.
What this site is
El Coco Properties publishes news, guides, and market commentary about real estate in Playas del Coco and the wider Guanacaste region. It also lists property owned by the publisher. It is not a listing service and it does not represent buyers or sellers.
Nothing on this site creates a client relationship of any kind. Nothing on it is an offer to sell, or a solicitation of an offer to buy, any property or security.
Information is general, not advice
Everything here is general information. Costa Rican property law, tax rules, and immigration rules change, and how they apply depends on your own situation. Do not act on anything you read here without checking it first.

Property details can change
Prices, availability, measurements, features, permits, and construction timelines are given in good faith and can change without notice. Photographs and video tours may show a property at an earlier stage. Treat every detail as subject to verification and independent survey.
Links to other sites
We link to municipal offices, utilities, developers, news outlets, and other third parties. We do not control those sites and we are not responsible for what they publish or how they handle your data.
Our content
The writing, photographs, and video on this site belong to El Coco Properties unless credited otherwise. You are welcome to quote a short passage with a link back. Republishing whole articles, or using our photographs in property listings, needs written permission first. Email info@elcoco-properties.com.
No warranty
This site is provided as it is. We work to keep it accurate and current, but we do not guarantee that every statement is complete, correct, or up to date. To the extent the law allows, we are not liable for any loss that follows from relying on it.

These terms are governed by the laws of Costa Rica.
